IMMEDIATE RELEASE
Health Care Real Estate Story

TITAN COMMERCIAL STEPS UP TO MEET GROWING DEMAND FOR HEALTH CARE REAL ESTATE
Facility locations offer convenience, access

CHICAGO – (May 17, 2012 )– The health care industry is bracing for a massive increase in senior patients, but will medical service providers be able to keep up with the increased supply and demand for medical facilities? According to researchers, the answer is no. The Health Services Research Center (HSR) reports that in less than 20 years, there will be over 70 million Americans over the age of 66 years old. The American Administration on Aging reports that there were only 39.6 million in this age range when last recorded in 2009. These numbers imply that this transition will be anything but gradual, and health care providers anticipate a huge overhaul of the health care system and an increasing burden on taxpayers.

The current number of hospitals and clinics will not be able to address the huge influx of patients. According to a 2009 report from the Government Accountability Office (GAO), the average wait time to see a physician is more than double the recommended time in some cases. Research from Press Ganey Associates, a group that works with health care organizations to improve clinical outcomes, found that in 2009, patients admitted to hospitals waited on average six hours in emergency rooms and nearly 400,000 patients waited 24 hours or more.

How will health care providers be able to keep up with the rising supply and demand? Only with increased access through individual community medical clinics. Not only will this have an effect on the area of geriatrics, but also on each and every medical service and specialty. Oncologists, chiropractors, dentists, surgeons, and blood treatment centers are only a few specific areas that will see an increase in the volume of patients needing care.

“What is going to differentiate one health care provider from another, and the medical treatment that can be provided, are the levels of convenient access to its locations,” said Ben Rosenfield, founder of Titan Commercial, a Chicago firm that specializes in medical real estate. “The number of health care clinics, both government subsidized and private, will exponentially increase. Individual hospitals will begin to develop a niche so that they can focus on acquiring the best talent in one area, thereby avoiding competition with other hospitals. Clusters of medical service providers will be developed to focus on lengthening and extending life for those who are afflicted by various diseases. The competitive strategy, as implemented by retailers, grocers and pharmacies will now be applied to medical facilities,” said Rosenfield.

Major specialty health care brands like the Vein Clinics of America (VCA) are rebranding their company. VCA has become IntegraMed Specialty Healthcare Services and currently operates 46 centers across 14 states, principally in the Midwest and Southeast. Their neighborhood clinics are expected to continue expanding and with them the need for medical real estate. Healthcare real estate is a continually expanding market, one that kept many brokers afloat through the recession, and no limits on the potential for future growth.

This rise in competition for facilities is a new frontier for the real estate industry as well. Titan Commercial has established itself as an expert in this relatively new business segment. The Building Owners and Managers Association International (BOMA) began hosting yearly Medical Office Buildings & Healthcare Facilities conferences in 2010.

“Sustainability planning is an important element right now for medical office buildings and ambulatory care facilities. There are going to be a lot of adjustments needed to handle the high volume of patients and health care providers needing to make a move now that sets them up for success in the future,” concluded Rosenfield.

ABOUT TITAN COMMERCIAL
Titan Commercial delivers focused knowledge and expertise to medical organizations and practitioners. With a combined transaction history of $400 million over the past five years, Titan Commercial has been successful in the areas of acquisition, leasing, disposition, investing, consulting, and management of medical real estate.
About Ben Rosenfield: As the Founder and CEO of Titan Commercial Real Estate, Rosenfield has been leading his boutique firm to success since 2007. He is experienced in a variety of real estate segments, but focuses primarily on health care facilities, targeting every level of the medical real estate transaction. Rosenfield is an industry expert and dynamic panel speaker who has been featured in Forbes.com, Medical Office Today and Commercial Real Estate News.

On December 1, 2010, Chicago Public Schools (CPS) hosted 1,500 7th through 12th grade students for the World AIDS Day “Expressions Against HIV/AIDS” Youth Summit to educate students on the HIV/AIDS epidemic and other sexually transmitted infections (STI) at the UIC Forum. The event was a partnership between CPS, Walgreens and TrueStar Magazine. The event had performers who not only entertained, but educated students on HIV/AIDS statistics and living with the disease.

Sister Yaa Simpson, Epidemiologist with the Chicago Department of Public Health (CDPH) gave compelling HIV/AIDS statistics for Chicago, so the students could see the local impact of the disease. Those she shared included:

There are 26,000 people living with HIV/AIDS in Chicago

The ethnic breakdown of those infected is: 53% Black, 27% White, 17% Hispanic

Among youth (13-24) in Chicago, there are 3,240 living w/ HIV. 78% are male. And 45% of those are men who have sex with men (MSM)

There were 49,000 cases of STIs among youths in Chicago. The top 5 neighborhoods affected are: Austin, Lakeview, Uptown, South Shore, Edgewater

It was really a great start to an event that included performers such as Verbal Kwest rap group, the After School Matters acting ensemble, and motivational speaker and HIV/AIDS activist David Robertson.

In addition to that, the finalists and winners of Walgreens’ 5th Annual Expressions Against HIV/AIDS Art and Essay Contest were announced.

Wayman Smith (L), Walgreens Store Manager and Community Leader joins Rafael Malpica, Walgreens’ Manager, Community Affairs (far right) as they award 13 talented Chicago Public School students in the Expressions Against HIV/AIDS Art & Essay Challenge in recognition of World AIDS Day.

Congrats to the winners! They were:

Essay category: Shaquille Roberts, Junior (Hyde Park High School)

More than 800 Walgreens pharmacists specially trained to help patients living with HIV/AIDS

DEERFIELD, Ill., Nov. 30, 2010 – Walgreens (NYSE, NASDAQ: WAG) is marking World AIDS Day with an increased commitment to HIV/AIDS outreach, education and accessibility by partnering with Greater Than AIDS, a national movement that brings together the public and private sectors in response to the HIV/AIDS crisis in the United States.

On Dec. 1, World AIDS Day, Walgreens will kick off its collaboration with Greater Than AIDS by streaming HIV messaging on the Walgreens digital board that rises 341 feet above midtown Manhattan in New York’s Times Square. In addition, more than 200 Walgreens drugstores in heavily-affected communities across America are debuting new signage and informational materials that carry a Greater Than AIDS message. All materials encourage customers to learn more about HIV and ways they can be Greater than AIDS by going to www.greaterthan.org/walgreens.

In June 2011, Walgreens will team up with Greater Than AIDS to support “HIV Take Action” Month with special promotions, and participating Walgreens pharmacies will offer in-store services – including HIV testing. And throughout the year, Walgreens digital billboards in Times Square and Las Vegas will post photos submitted by every day Americans that celebrate personal “deciding moments” in response to HIV/AIDS.
“Pharmacists are some of the most trusted health care professionals in the nation,” said Walgreens president of pharmacy services Kermit Crawford. “It’s our job to not only provide information about medication options but to also listen to patient needs. Our pharmacy staff will help play a large role in our effort with Greater Than AIDS to promote HIV/AIDS awareness and prevention, especially among African Americans and other disproportionately affected groups.”

“What is particularly powerful about the partnership between Greater Than AIDS and Walgreens is that it brings HIV information to people where they live, along with other health issues,” said Drew Altman, Ph.D., president and CEO of the Kaiser Family Foundation, which provides direction to Greater Than AIDS.. “Walgreens is setting a powerful example of corporate leadership by putting its brand and vast retail footprint behind an issue of such public health importance.”

More than 800 Walgreens pharmacists at retail and medical facility locations across the country and call centers are specially trained to help patients living with HIV/AIDS. Over the next year, Walgreens plans to add another 150 locations that offer special HIV/AIDS services. Online, patients can find more HIV/AIDS information regarding treatment, medications and support services at HIV.walgreens.com.

Last May, Walgreens joined the Global Business Coalition (GBC) on HIV/AIDS, Tuberculosis and Malaria, bringing its experience as a trusted pharmacy, health and wellness provider to the leading business movement on global health. GBC brings together businesses across various sectors to help fight global epidemics. As a resource for those impacted by HIV/AIDS, Walgreens is actively driving awareness around medication adherence, sensitivity and support through local outreach from its network of more than 7,600 community pharmacies and partnerships with local organizations across the country.

The company operates 7,608 drugstores in all 50 states, the District of Columbia and Puerto Rico. Each day, Walgreens provides nearly 6 million customers the most convenient, multichannel access to consumer goods and services and trusted, cost-effective pharmacy, health and wellness services and advice in communities across America. Walgreens scope of pharmacy services includes retail, specialty, infusion, medical facility and mail service, along with pharmacy benefit solutions and respiratory services. Through a national media campaign and targeted community outreach, Greater Than AIDS aims to increase knowledge and understanding about HIV/AIDS and confront the stigma surrounding the disease.

CHICAGO – December 1, 2010 – Chicago Public Schools (CPS) to host 1,500 seventh through 12th grade students for a World AIDS Day 2010 Teen Summit to educate students on the HIV and AIDS epidemic and other sexually transmitted infections (STI) at the UIC Forum, 725 W. Roosevelt Road, Chicago, Ill., on Wednesday, December 1, from 9:55 AM to 12:30 PM.

The CPS teen summit is a platform to educate students on the realities of the HIV and AIDS and other STIs through a series of expert teaching sessions, informative skits and personal testimonials. Speakers and panelists will include: Chicago Department of Public Health STD/HIV/AIDS Prevention and Care Manager Yaa Simpson; Pediatric of Adolescent Medicine Dr. Margo Bell; HIV Advocates David Robertson and Joe Imbert, who also represents the deaf and hard-of-hearing community. In addition, the After School Matters acting ensemble will perform a captivating vignette entitled “What Would You Do?”, following a performance by local entertainer Verbal Kwest. Experts and advocates will come together to use this summit as an open forum to discuss the epidemic with students. The aim of the summit is to arm students with the facts to combat the spread of HIV and AIDS and other STIs.

According to the Chicago Department of Public Health, youth between 13 and 24 years of age represent 22 percent of the newly diagnosed HIV cases in Chicago, as reported in 2008. Ten to 19 year olds accounted for 11,633 of the reported cases for chlamydia, gonorrhea and syphilis in Chicago.

In addition to the teen summit, CPS partners with Walgreens and TrueStar Magazine annually to engage students in the HIV/AIDS discussion through the Expressions Against HIV/AIDS Awareness Art & Literacy Contest, which concluded on November 14. The Expressions finalists will be announced prior to the conclusion of the “summit”.

Expressions is an annual initiative focused on motivating teens 13 to 18 to creatively express their views on HIV/AIDS and other STIs. The Expressions Contest runs from September to November each year.

Innovative technology, renewable energy resource will reduce energy usage at Oak Park, Ill. location by an estimated 46 percent

DEERFIELD, Ill., November 08, 2010 – Walgreens (NYSE: WAG)(NASDAQ: WAG) today announced the opening of the nation’s first drugstore chain location to utilize geothermal energy for heating and cooling. The location, in the Chicago suburb of Oak Park, Ill., is expected to reduce its energy usage by about 46 percent as a result of the geothermal system.

“This is the most innovative and sustainable Walgreens yet and we are proud to showcase our commitment to the environment here in Oak Park,” said Walgreens vice president of facilities development Tom Connolly. “We are always looking for new and creative ways to reduce our carbon footprint. After considering the use of geothermal, we have now made it a reality.”

Last year, The Village of Oak Park passed an ordinance requiring any retailer that wants to build a commercial property within its village limits to investigate geothermal energy. The ordinance is one of the ways Oak Park actively includes residents and retailers in its mission to be a clean, green and sustainable community.

Walgreens worked on its Oak Park location with Evanston, Ill.-based Indie Energy, which specializes in designing and installing geothermal systems. The company’s Smart GeothermalTM technology system significantly cuts heating and cooling costs and helps reduce greenhouse gas emissions.

“Walgreens adoption of Indie Energy Smart Geothermal technology places it at the forefront of national retailers when it comes to extreme energy efficiency,” said Indie Energy Chief Executive Officer Daniel Cheifetz. “This store provides online, real-time proof of carbon and cost savings, making it a leading example of sustainability.”

The Oak Park Walgreens geothermal system harnesses the earth’s heat utilizing a network of four closed-loop boreholes installed to depths of 650 feet, and a heat exchange system with the building that is controlled by Indie Energy EnergyLoopTM technology. A water-based heat transfer liquid exchanges heating and cooling energy with the earth, which provides a constant temperature of 55 degrees Fahrenheit. Inside the store, the geothermal heat pump and refrigeration systems pull heating energy from the fluid, or reject heat to the fluid to cool. The EnergyLoopTM system monitors and optimizes this exchange in real-time to provide the maximum energy efficiency.

Connolly said, “This type of system can work anywhere, but makes a lot of sense here in the Midwest. The ability to heat to room-temperature from 55 degrees, rather than from 10 degrees or cool it from 98 degrees will save a lot of energy.”

Not only does this sustainable energy alternative reduce the store’s carbon footprint, it also cuts down on heating and cooling costs. The energy saved at this location alone is equivalent to removing nine cars from the road or planting 43 acres of trees.

An informational kiosk at the store will show customers energy usage and savings from the geothermal system in real-time. The store was also built with other green features:
The store uses a dimming system for sales floor lighting when natural sunlight is able to brighten most of the sales floor.

Polished concrete floors made from recycled content eliminates use of vinyl flooring and will save on maintenance LED lights are used throughout the store in coolers and in ceiling accent lighting.
Lavatory sinks are made entirely from recycled content, and hand dryers are powered by lights within the lavatory.
